Buying a house in the Dordogne or an apartment in Nice comes with three local taxes, not one, and their number is about to matter more. In 2026 the bill for a second home combines taxe foncière and taxe d'habitation, the latter possibly increased by a local surcharge. Frequently asked questions

Can I use Orka.tax if I live outside France?

Yes. The simulation, the complete analysis and the claim are all handled online. You need your French tax number (numéro fiscal), printed on your taxe foncière bill, to access your impots.gouv.fr space and file the claim. No visit to France and no representative are required.

Is the platform available in English?

The simulator, the platform and the result are in French, because they follow the French tax forms and vocabulary. These guides explain each step in English, and you can write to contact@orka.tax in English.

How much does it cost?

The simulation is free. The complete analysis costs €78 including VAT per residential property, outbuildings such as a garage or a cellar included. There is no subscription and no commission on the refund you obtain.

Which taxes are concerned?

Taxe foncière on residential property. Because the taxe d'habitation on second homes and the new tax on vacant homes are calculated on the same rental value, correcting that value lowers those bills as well.

How far back can a refund go?

A claim filed before 31 December covers the current year and the previous one. When the error is attributable to the administration, up to four more years can be requested, six in total.
